The professionals at Domain Property Advocates treat your rental property as seriously as most agents treat a sale property. We dedicate our time to saving our owners time, money and hassle through our Property Management Service.

1. Consult

We meet with you to discuss the ongoing management of your portfolio, whether it is a single property or multiple investments, currently tenanted, vacant or in need of some TLC. We discuss any concerns or special requirements you may have in relation to tenants or your property and advise on how we manage every aspect to ensure your investment is in the best possible hands.

2. Assess

We inspect all properties within your portfolio to assess the current market value, and make certain that you are achieving the highest possible rental return on your investment. If it is decided that a rental increase is appropriate, we implement the increase whilst aiming to keep tenants in place.

3. Market

Giving your property the best possible exposure to attract high calibre tenants begins with listing on five websites, as well as newspaper advertising and signage. The property is opened for inspection in order to capture as many potential tenants as possible.

4. Select

We require the prospective tenant to complete a detailed application and provide a copy of current identification. Before we consider applicants, we check their rental and employment history and referees. A National Tenant Database check is also completed. We then discuss each candidate with you and work with you to select the right tenant for your property. Ultimately our aim is to find you a tenant that looks after your investment as though it is their own, and pays the rent on time.

5. Document

Once the right tenant has been you selected for your property, we take care of all documentation. This includes Tenancy Agreements and a detailed Condition Report (both supplied to you for your records) along with a video of your property for each new tenancy. We will also complete all relevant forms, lodge the bond on your behalf with the Residential Tenancies Bond Authority and supply booklets as required by the Residential Tenancies Act. Your tenants are always treated with respect, and provided with information pertaining to maintenance in case of emergency (including a 24 hour contact), payment of rent and details of service providers.

6. Review

After the first three months of a new tenancy we provide a detailed, written routine inspection report which includes photographs. This will show you how your tenants are maintaining your property and alert you to any areas of the property that may need attention. Prior to the Tenancy Agreement expiring, we provide a routine inspection with a rental and agreement review. At your request we can also provide you with an updated value of your investment. After the first year anniversary has passed with your tenant, maintenance, rent and portfolio reviews will be routinely scheduled annually.

7. Grow

In conjunction with our Buyer Advocacy Service, we provide you with options and strategies you may like to consider enabling you to grow your portfolio.
